Washing Facilities

There is a separate wash house in the garden with a washing machine and a separate dryer, the key is on the key rack in the conservatory.

Garden

The garden which is looked after by our gardener Mark has large lawn areas ideal for the kids to run around on, surrounded mature flower beds and a high fence with a gate that can be closed for additional security should you wish. There is a hard terrace with table and chairs to enjoy a cup of tea or something stronger, it is also ideal to enjoy lunch or dinner when the weather allows.

We also provide a Weber BBQ, if you do use it could you please leave clean for the next guests.

There is a herb garden which depending on the season will add some fresh flavours to your cooking.

There is a decent parking area at the entrance to the house with space for up to three cars.

Water

There is a water softener for additional comfort, this is used throughout the house except for the third green tap on the kitchen sink which is filtered drinking water.

Fire place

This is a ‘Baxi’ working fire place, with venting system, the less venting, the less coal you will get through, we love using it in winter as it provides a lovely atmosphere and heat, but please use your common sense, we provide a fire guard and its best if this is used at all times, coal can sometimes spit.

We provide a 20kg bag of coal for your stay, if you would like any additional bags at extra cost please let us know. You can also buy coal bags, wood and kindling at the petrol station at Wangford, this is on the A12 on the way to Lowestoft.

Central heating

There is oil fired central heating, the house is very well insulated with double glazing through out and so requires little heating, there is a thermostat in the entrance hall on the ground floor please adjust it for your own comfort. Though the system in ‘Tado’ Controlled, you are able to control the house manually at the thermostats. We have the boiler serviced regularly, so in the unlikely event of there being a problem let us know. In summer the heating is unnecessary, so the hot water runs from the electric emersion tank, this also keep the towel rail in the bathrooms warm as well if you were wondering!

TV & Sky

Both the main TV and the second TV are Wifi connected - so you can log in to your Netflix and Amazon accounts. In addition to this, there is also a Blue Ray DVD Player in each room.

Cleaning
Heather leads our dedicated Cleaning Team, ensuring the house is spotless and ready for your arrival. On changeover day, the team thoroughly cleans the property from top to bottom, replaces all linen and towels, and provides starter supplies including dishwasher tablets, washing-up liquid, and toilet paper.

Linen
All linen is from the M&S Cotton Rich range. The duvets and pillows are new and hypoallergenic. Each guest is provided with white cotton bath sheets and hand towels. Please note that these towels are for indoor use only—if you're planning a swim in the sea, do bring your own beach towels.

 

 

 

Security
Walberswick is a very safe and peaceful village with minimal crime. However, we encourage guests to be security-conscious. All windows and conservatory terrace doors are fitted with locks—please ensure they are secured when you leave the house.

Fire Safety
The fire safety regulations for holiday lets in England are primarily governed by the Regulatory Reform (Fire Safety) Order 2005, and the new guidance for small paying guest accommodation. Specifically, as owners, we are responsible for undertaking fire risk assessments, ensuring adequate fire safety measures (like escape routes and alarms), and maintaining those measures in good working order. 

  • Key regulations and requirements that we cover here at Elm Gables:

    • Fire Risk Assessments (FRAs):

      A written Fire Risk Assessement is on hand in in the kitchen with the house manuel. This assessment identifies fire hazards, people at risk, and potential fire safety measures. 

    • Smoke and Carbon Monoxide Alarms:

      Linked, hard-wired smoke detectors are installed in all bedrooms and living areas. Carbon monoxide alarm is fitted in the lounge with the solid fuel burner (like a log stove). 

    • Escape Routes:

      Being a small house has relatively low fully opening windows on the first floor and there are two main doors either end of the house, this gives plenty of adequate escape routes.

    • Fire Safety Measures:

      We ensure that fire safety measures are in good condition and working effectively, including alarms, extinguishers, and escape routes are all in working order. We do periodic tests to ensure all is working well.

    • Maintenance:

      Regular checks of fire alarms and other equipment are necessary to ensure they are in good working order. 

    • Fire Safety Equipment:

      While fire extinguishers are not legally required, they are recommended, particularly in kitchens and areas with heating equipment. 

Electrical Safety (PAT Testing)
All electrical appliances and systems are regularly PAT tested to ensure they are safe and in good working order.

Internet Access
We provide free Wi-Fi so you can stay connected during your visit. The access details can be found in the Welcome Pack Folder inside the house. Please remember to bring your own laptop or device.

Smoking
To ensure comfort for all guests, we kindly ask that you do not smoke inside the house.

Pets
We love animals and are happy to welcome your pets! Please include them in your booking. We provide a stair gate to keep dogs downstairs and ask that they stay off the furniture. Before you leave, we’d appreciate it if you could check the lawn for any landmines!

Good Housekeeping Deposit
Our agent manages all matters related to the Good Housekeeping Deposit, including any breakages or refunds. We understand that accidents happen — it’s part of life! If something gets damaged during your stay, please don’t worry. Just let us know as soon as possible so we can arrange for it to be repaired or replaced in time for the next guests.

Ideally, please inform our cleaning team first — they’ll pass the information on, and we’ll take it from there.
